Nice Carport, but…

The Situation:

Realtor working with home buyer who wants to make an offer on a home located at the end of a quiet cul-de-sac. The property meets all of his criteria except one – must have a two car attached garage. There is a very nice attached carport that accommodates two cars but can it be fully enclosed? How much will it cost?

Home Strategy Solution:

HSP does a feasibility study. It seems like it will be a straight forward exercise to convert the carport to a fully enclosed garage given the existing conditions. However, after a closer look at the structural elements, the existence of a nearby tree, the proximity to lotlines and the location of the front entry – the plot thickened. We were able to identify the potential obstacles, design limitations and an estimated cost to create a garage. That information is what the buyer needed to determine that this property would not work for him and he decided not to make an offer.
